You'll appreciate receiving copies of all paid invoices so that you can easily understand everything that has been posted to your account. We train our employees in the best practices to ensure receivables are not only collected - but also managed to minimize arrears.

Purchasing insurance is just one requirement placed on Board / Council members. Through extensive negotiations with several Canadian insurance companies, we have achieved greater coverage with lower deductibles and premiums for our clients. Let us review your coverage.

Your Property Manager will help steer you towards solid research and sound information that will help you maintain the value of your asset long-term. Online Documents

You need information fast. Owners and Council / Board Members have online access to a secure login on Gateway's website where they can view confidential condominium information including minutes, by-laws, building notices, maintenance schedules and more.

Environmental initiatives are important. We are committed to conducting operations in a manner that protects our clients' assets, the environment and the health and safety of our employees, contractors, building occupants and the communities in which we do business. You should know, Gateway was awarded the ‘first ever’ Residential Level 1 Boma Best Certification under BOMA’s ‘Go Green’ program.

Building Operations

Regardless of the size, location, construction and age of your building there will be issues that arise surrounding its maintenance and operations. We encourage open discussion of any issue or concerns that come up. The open discussion allows your Property Manager to identify, record and prioritize the issues for prompt resolution.

Emergency Services

Yes, emergencies do happen. You can rest assured your building will have 24/7 building emergency services. Outside office hours, simply contact us at our regular telephone number and you will be directed to emergency services. They have the information at their fingertips to take the necessary steps to solve the problem; minimizing damage to the building and the discomfort of residents.

Compliance Tool

We recently developed an online management tool to ensure we are in compliance with critical issues that could cause risk to our clients' properties. We currently use the Compliance Tool to track progress on our environmental policy and provincial licensing requirements.

We understand the importance of each stage of development. We assist developers from planning, through construction, sales of the suites, occupancy and finally the turnover to the owners.

Planning

From market analysis to due diligence we have the in-house expertise to research, analyze and recommend sound strategies for success. We offer our clients individualized service. Our flexibility and structure is such that clients can choose the level of involvement they want to retain through the development process.

Consulting

We offer a wide array of consulting services to our developers. We offer everything from market analysis, risk assessments and establishing insurance coverages. We also have the capacity to review both designs and finishes, as well as preparing your operating and capital budgets.

New Construction

We have experience that you can count on. Bringing on and loading up a new building is an important part of the development process and you can rely on our full cooperation and assistance throughout the process. Well provide you with a detailed outline that will guide you through each step.

During Construction

Communication and organization is key to the sales process and occupancy transitions, so we offer a vast list of services to ensure the final outcome is a complete success. Leave the contract negotiations, implementation and staffing needs to us.

Disclosure Statement

We will prepare the interim Operating Budget, which will include determining the condominium / strata fees for each unit. We also review all the proposed by-laws and make the recommendations we believe will benefit and enhance operations. Lastly, we review and assist in establishing easement and cost sharing agreements.

Accounting

We will assist in preparing a budget and extrapolating costs to determine cost allocation to each of the respective air parcels. Gateway has some of the latest sophisticated accounting and A/P software systems. We will also amend budgets for each phase as required for the Disclosure Statement.

Service Contracts

We will obtain quotes and set up new contracts for the maintenance and service work. This includes: Monitoring & Fire Services, Security, Janitorial, Concierge Services, Elevators, Emergency Generators, Garage doors, HVAC, Waste Removal, Landscaping, Recycling and Snow Removal.

Resident Managers and Caretakers

If needed, Gateway will assist in hiring of Resident Managers or Caretakers through advertising, shortlisting and interviewing prospective candidates. Our Human Resources Department will ensure that the proper information is received from the candidates and proper documents are filed.

Insurance

To ensure your insurance is properly in place we order a replacement value appraisal and establish coverages through our national broker to ensure you are receiving the best available rates.

After Development

Once 50% +1 of the strata lots have been conveyed we will start the arrangements for the first AGM within the first 6 weeks. The Property Managers will perform regular walkthroughs to identify common area deficiencies and provide a detailed list to you.

Rental Consulting

Whether you need to promote your building, are considering purchasing a rental apartment building or you're not sure where to start, we have offices across the country with the resources you need to make better decisions.

Mystery Shopping

When your apartment building is under-performing, a ``mystery shop`` can unveil why your tenant turnover might be high and why you're not quite able to achieve the rent levels you need. We'll conduct the Mystery Shop for you by posing as a prospective tenant. After, we'll provide you with a useful report that will help you understand where to focus your energy.

Budget Planning

Are you a developer? Do you need an operating budget for a new rental property? Not sure where to start? Just answer a few questions relevant to your property and we'll prepare and deliver a realistic budget that you can use and revise as your project progresses.
